The Top Six Things that Impact the Value of Your Home

When you are purchasing a home for sale in Summerville, the home you decide on is entirely up to you! No one else makes this decision for you and signs the paperwork that makes this delightful home yours….HOWEVER…. if you are like the majority of home buyers, you will sell that home and move  on to another home within 5-7 years.

So, as you purchase your home, you are wise if you remember the resale value of the property you are buying. Buyers that make decisions based entirely on emotion, and ignore the future owners of their home, could find themselves in a difficult spot when it is time to resell.

With that in mind, here are the top six things to remember that will affect the resale value of your home.

Location

Is it a desirable town to live in? Are businesses thriving in the area? Is it in a good school district? Do people WANT to live where you are buying? Talking with your realtor to get a feel for the history of the area and their opinion on these things makes a difference.

Condition

This is one that you can (thankfully) modify. The improvements you make to better the condition of your home will help when you go to resell. However with things like square footage, number of beds/baths, and converting garages; be careful. The majority of buyers are looking in certain ranges (3-4 beds, 2-3 baths, 2 car garage etc.).  Don’t go crazy with additions and move your house out of the normal ranges the majority of people want. Most people will want a garage, not the extra room you turned it into.

Yard

We’ve all heard about curb appeal, but this goes beyond that. The majority of buyers like yards that are easy to maintain, peaceful and inviting. Work towards that.

Market Competition

There is no way to predict what the competition will be when you go to sell, just be aware that this will drive the home prices up or down on your home.

Neighborhood

Similar to location, this plays an enormous part in resale value of a home.  Is it a quiet neighborhood? Lots of kids? Sidewalks? Nearby Parks? Low Crime? Keep this in mind when you decide what neighborhood you want to plug yourself into.

Seller Motivation

This is probably the biggest factor that drives a property’s value. If someone just wants to get out of their home, they are willing to take a very low price. Having a relationship with a realtor ahead of time will help a person stay ahead of the “desperate stage,” and sell their house long before it gets to that point.
