The Real Estate Market Conditions in the Charleston and Summerville, SC continue to improve as we move into 2014!  Summerville, SC Real Estate as well as Charleston, SC Real Estate  climbed 8-8.5 percent in 2013.  The local area saw an increase of 24%  in number of  houses sold and closed in 2013.

I was able to personally close 24% more last year than the previous year placing me in the top 5% of agents in the Charleston SC area.  I am extremely grateful to all of my loyal clients who trusted me to serve as their Summerville realtor last year. Things to do with Children in Summerville -Middleton Gardens

Middleton Place - Summerville SCIf you are moving to Summerville, SC, Middleton Gardens is something to get very excited about!   When my children were young, this was one of their favorite places to visit and take a picnic.    Between the sheep roaming the grounds, the gorgeous peacock in the live stable yard, and the skilled artisans at work, we all felt like we had stepped back in time.

The Real Estate Market Conditions in Summerville, SC continue to rise as the 2013 year continues!  Summerville, SC Real Estate as well as Charleston, SC Real Estate is surging upwards at a rapid rate.  The number of closed homes in the Charleston, SC area has increased 23% over this time last year.  The number of closed homes in the Summerville SC Real Estate market has increased 26%.  The price per square foot in Summerville has increased by 5% as well as the Median Sale price in Summerville has gone up by 5%.

This is all very good news for those in the Charleston & Summerville, SC Real Estate market.  Foster looks at the inventory of homes in each price bracket in this video.

Tips for Renting in Summerville, SC

Renting in Summerville, SC is a good option for many families and can be helpful for acclimating to the area before purchasing a home. Being a landlord myself, as well as a property manager and realtor, I have first hand experience with tenants, leases, and the rental property scene.  Over the years, and especially in this economic climate, these are the tips I would recommend to anyone looking to rent or sign a lease.

1.The first thing I would check is the cooperation that you can expect from the landlord. When problems arise, will he be responsive and fix it in a timely manner? Who takes care of the repairs? Does he do it himself or does he have a maintenance crew set up to respond to problems? Ask these type of questions.

2.In the current economic climate, it would be important to know the financial status of the owner.Is he current on HIS mortgage? Three months from now will you get a notice that the house has been foreclosed and you have 30 days or less to move? Don’t be afraid of causing offense. Ask!

3. Obviously, you should read the lease agreement and understand the terms. Or use a realtor that can explain things clearly for you.

4.In some situations, you should first recheck with a mortgage broker to see if you qualify to buy a house instead of renting. This is the time to buy in our market if you qualify. The prices are extremely low and the interest rates are historically low.

Charleston & Summerville Foreclosures For Sale Soon

After my Charleston Market Update Video last month concerning the foreclosures which are beginning to come on the Summerville & Charleston market, I’ve had a few follow-up questions….

  1.  When are the foreclosures going to come up for sale?
    • They are going to be put on the market in stages so as not to swamp the market all at once. This began in March. The paperwork that has held so many of them up is no being resolved and pushed through.
  2. Will the foreclosures be availabe through the Charleston MLS?
    • The foreclosures will be listed on the Charleston MLS just like any other properties would be. The banks will turn them over to realtors for marketing and sale. They will show up as “Lender Owned” properties.

Here is an excerpt from a recent article from Charleston Business Journal regarding the South Carolina Foreclosures:

“South Carolina is facing slightly higher rates of foreclosure, with one in 207 homes under foreclosure for the first quarter of the year.  Brandon Moore, CEO of RealtyTrac, said the low numbers aren’t indicative of a lessened foreclosure market but rather a dam holding back a flood of foreclosure and short-sale activity to come.  ‘There are hairline cracks in the dam, evident in the sizable foreclosure activity increases in judicial foreclosure states over the past several months, along with an increase in foreclosure starts in many judicial and non-judicial states in March,’ he said. ‘The dam may not burst in the next 30 to 45 days, but it will eventually burst, and everyone downstream should be prepared for that to happen — both in terms of new foreclosure activity and new short sale activity.’

Boeing to Boost Summerville & Moncks Corner

Last year when it was decided Boeing was making the move to Charleston, we knew it would make a huge impact economically on our area.  With 15,000 new jobs being created, this is all great news for the area.  In the a new study conducted by the Charleston Business Journal, it turns out the greatest impact of the Boeing move to the Charleston area will be felt right here in Summerville and Moncks Corner!
