The Gingerbread Creation Contest has become a favorite for those participating and those wandering around and looking at them! Let your creative side go and make a fun creation for display around Summerville!  Help decorate the historic downtown Summerville for Christams through the Gingerbread Creation Contest. Sugary creations will be on display throughout Historic Downtown Summerville in November & December.  Prizes will be given for Culinary Professional, Adult, Child, and Group (family, organization, business, club, etc.) categories. The Living Christmas Story

Where: Historic Downtown Summerville, Bethany UMC

About: This is down the street from my home in Summerville. Each year we enjoyed visiting this with our children.  The people of Bethany United Methodist Church of Summerville, SC, put on an amazing Living Christmas Story that you can drive through. A Christmas Carol Walking Tour with Tim Lowry

When: December 20-21,2018

Where: Historic Downtown Summerville

About: Charles Dicken’s “A Christmas Carol” is one of the staples of the Christmas season and now you can hear the Summerville local storyteller, Tim Lowry retell it!  Walk around Historic Downtown Summerville with Lowry and have a great evening of Ebeneezer Scrooge and Christmas Cheer.  Learn More about the Christmas Carol Walking Tour.

Christmas Tree Lighting

When: Tuesday, November 27, 2018 6:15pm

Where: Hutchinson Square, Downtown Summerville in front of Town Hall

About: The annual Christmas Tree Lighting in Hutchinson Square will be on Tuesday, November 27th beginning at 6:15pm. Join the Mayor of the Town of Summerville as he lights up Town Square in Historic Downtown Summerville. In addition to the lighting, musical entertainment, food vendors, and few kids activities will be available starting at 6:15 pm. This event is hosted by the Flowertown Garden Club.

Christmas Parade of Boats 

When: Dec 8 ,2018 5- 8pm

Where: Downtown Charleston

About: If you are already downtown on December 8th, make your way over to the harbor to see the fantastic display of decorated boats floating through the water. It is a spectacular show that will make you feel like a little kid looking at Christmas lights! If you aren’t downtown, maybe you should go! Learn More about the Parade of Boats.

Summerville Christmas Parade

When: December 9, 2018 2pm

Where: Downtown Summerville

About: Come have fun celebrating the Christmas Season with this fun family event. The Summerville Christmas Parade has grown to one of the largest in the state and is a sight to behold! “The mission of the Summerville Christmas Parade is to promote positivity throughout the Town of Summerville while capturing the spirit of the Christmas holiday for all to enjoy. The parade aims to bring the community together as a whole to celebrate the season while representing the local history and traditions. We welcome a diversity of ideas while addressing the parade theme.” Schools, businesses and organizations all are encouraged to participate and support the community. Come join the town! Holiday Festival of Lights:

When: November 9,2018-1/1/2019 , starts at 5:30pm.

Where: James Island County Park

About: I’ve written about my experiences and tips for the Festival of Lights in previous years, and I stand by them! If you have children in your life, or even if you don’t, try to get out and see this display! The light show is over three miles long (you drive in your car) and then you can park and walk through beautiful light displays, roast marshmallows, sip hot cocoa and ride the train!   More about the Festival of Lights.

After a down month in September, Summerville Real Estate returned to its normal strong numbers in the month of October. We saw 294 homes for sale in Summerville sell after an average of only 40 days on the market. The number of days it takes for a home to sell in Summerville has gone up by 14% from this time last year in 2017.  (Hear me explain why in The Fall Real Estate Market Update with Foster )

The average sales price for a home in Summerville continues to climb upwards and averaged $254,623 last month, which is up four percent compared to this time last year. According to our Summerville real estate market reports, we’ve dropped under 2.5 months supply of homes for sale in Summerville .

This lack of homes for sale in Summerville, SC continues to drive our seller’s market and Summerville prices up  continue to move up. Fall is always a time of year where people are unsure of whether they should place their home on the market. I often am asked, “Is it a good time to place my home for sale in Summerville? ” There are a number of factors to think about when you make that decision.

1.Motivated Buyers

During the fall, you are interacting with a select group of buyers who are very motivated and not just “kicking the tires.”  I personally have four different families coming to look at homes this month and all of them want to finish their home shopping time with a signed contract.  The buyers that are out looking at homes for sale in Summerville in the fall and winter are ready to move and want to do so quickly once they make a decision. There are also a number of tax benefits for those that close before the close of the year.

2. Less Inventory & Competition

If you watched my Fall Real Estate Market Update for Summerville, you know that there are fewer homes for sale than there are buyers.  We have half as many homes for sale in Summerville now as we did five years ago!  It is a strong seller’s market in the lower end (under 200K). However, in the higher bracket, the market is not as strong, even with a seller’s market. The rise in interest rates is causing the higher market to slow down a bit. In the fall, many listings come off the market because people don’t want to show their home through the holidays. That means those houses that are on the market get shown more and have less competition.

3. More Attention

The workload for everyone in the real estate industry starts to slow down in the fall months.  This includes real estate agents, mortgage brokers, home inspectors, closing attorneys etc.  With a diminished workload, your house and your contract gets more attention and you get a quicker response time. Everything from appraisals to inspections are easier to schedule once the fall months kick in.

Fall Real Estate Market Update with Foster Smith

Hello! Welcome to the fall market update! This is Foster Smith from Carolina One Real Estate. Coming to you from Charleston, South Carolina, the Tri-County area, specifically in Summerville.

How’s the market? Well, the market is like politics, it’s all local.

I put a house on the market last week. It was a $100,000 dollar investor property.  We had eight showings in six hours, and one full price cash offer. According to that transaction, the market is great!

However, a little higher up the market is not as strong. Interest rates are rising up and causing the higher market to slow down a bit. Inventory continues to be stubbornly low. We have about half as many houses on the market now as we had five years ago.

The question rises then, “What should I do? Should I list my home before the holidays? With Thanksgiving, Christmas and New Years, I don’t know if I  want to do that.  However, the market is such that the inventory is low. We have people that are coming that are actually motivated buyers. I personally have couples coming from Florida, North Carolina, Virginia, Massachusetts, in the next month. They are coming in to buy a house. And that is just me personally.

There’s still a lot of pressure on the market to buy which indicates maybe you should put your house on the market. If you’re in the market to sell, even in the Fall, with the holiday season,  it is a good time because we have a good motivated crop of buyers still looking.
